How do you Digest your Mar Com?  So this morning… I woke up with the family and like most 30
somethings.. I found myself checking my social feeds. I then checked two of my
email inboxes and read a text message that came in last night. Also checked my
Whats App. This was all done on my smart phone before I got out of bed.  After preparing my cup of coffee (my very large, strong cup… see
past instagram pics) I put on the TV for the first time. After about 5 minutes
of “nothing being on” I turned on my Playstation to stream youtube
while getting my morning in order. Checked my social feeds a couple more times
and got my laptop ready to start plugging away.   Many clients to get to. Its Monday morning, there’s tonnes of work
to do. Noticeably non-present in my day was the morning paper, the talk radio
and yes, the TV really doesn’t play into the day.  What’s happening? How are advertisers taking advantage of this new
era of marketing? Let’s take a look at some of the companies that reached out
to me this morning…  One of the things that came across my social feed was pics from
“The Breakfast Club”, a party thrown by DJ Starting From Scratch at
Blnd Tiger. I saw the pics and I thought to myself this is something I’d like
to attend. It also reminded me that Scratch has a huge weekend planned for his
25 year DJ anniversary in November.   I also saw tonnes of friends of mine who attended Nikki Beach TO
at The Spoke Club for TIFF. No direct advertising from the organizer, but
indirect third party promotion. From my circle. This is huge.  When I opened my email, I was getting tonnes of remarketing from
Car Companies. I recently bought a car and google was my friend. Google also
told the world that I should be sent advertising by car makers.  Instagram is well into the game. My “random” pics have
tonnes of mini advertising agencies…  I mean people who either have
interest or no interest in promoting everything from Shredz Army to Marquee Las
Vegas to Frozen on Ice. Are these advertisers getting paid? No, but they sure
are executing!  Facebook has commercialized targeted personal advertising. This is
why I’m writing this post. They are still the leaders. Simply the best. Its
where you want to play if you’re an advertiser today. Here’s some of the
“ads” that I received this morning:  1. Last minute deal to the Tony Robbins Speaking Event on
Wednesday. This was also followed up with an email. How did they get my email
address? Those darn advertisers. But I appreciated the Facebook feed. It turns
out, my broker/owner and several colleagues are going, at least that’s what
facebook told me. Some people are car pooling from Distillery. Yep Facebook
told me that too. Maybe I should go?!  2. Mattamy Homes, your trusted GTA builder. Yep, they’re good.
They have to be good right?  3. The Liberal Party of Canada. They had Justin Trudeau walking up
a reverse escalator. In a video. Yes a video. This is the real deal. This is
how to advertise. Get your video message across to Liberals. Actually… get
them across to Males, 25-35, located in Scarborough, who have an interest in
Politics and have posted something in the last 5 days with the keywords
“vote” or “election”. Can they do that?  4. The Gentlemens Expo is happening on September 25th in Toronto.
DMC is performing. They’ve driven that message home with countless paid
advertising for this event. Facebook has told me about this event many times.
Enough that I remember their message now. It will be a game time decision, but
if I’m free?? Maybe I will go. Let’s see if they send me a a last minute deal
like the Tony Robbins event ;)  This is my experience from 9-10:30 AM this morning while on my
computer and Smart Phone.   Thank god I PVR’d that movie, so I can skip the ads and watch on
my own time.  Goodbye 30 second TV ad. Goodbye magazine print ad. Goodbye Real
Estate flyer. Goodbye Radio Ad. Goodbye yellow pages.  Hello crowd sourcing. Hello Video. Hello Sponsored Facebook Ad.

September Seasonality…   Roll up your sleeves home buyers and sellers, the Fall market is upon us. Labour Day to Halloween is high time for house hunters and home owners looking to make a move before the end of the year.As you can see in the chart provided by the Toronto Real Estate Board, the volume of new listings hitting the market in September is over 15,000 as opposed to just over 11,000 in July and August.What does this mean for you? Buyers: If you’re in the market to buy, this means that you have access to more inventory. You have better selection and a higher opportunity to find the home that best suits your criteria. If you’ve been fed up with bidding wars or disappointed in the properties you’ve been seeing, now is the time to get active. This is historically an ideal time for buyers because compared to the Spring market, the Sales-to-New-Listings Ratio is more in your favour! In a nutshell, more inventory, more choice, and slightly less heated. That being said, still prepare for war. Get a good Realtor to represent you who gets what you’re looking for and can quarter back your purchase.Sellers If you’re in the market to sell, you want to hit the market between now and the end of October. There is a slump in the market that happens right around Remembrance Day. Most of the buyers who have been looking want to move before the end of the year. Please speak to an expert to get guidance on the following 6 steps:     1. Pricing     2. Home Preparation     3. Go To Market Strategy     4. Sales and Sales Follow Up     5. Negotiation     6. Post Contract  If you do everything correct, the result should be a premium price on the sale. We don’t achieve miracles, but we have commanded 100% of asking price this year on our downtown condo listings (me brushing my shoulders right now) and we’ve reached new highs on almost every street we’ve sold on this year in SMAP (Scarborough/Markham/Ajax/Pickering).Take advantage of the seasonality of the market and if you’re thinking of getting a value for your house, now is the time to speak to an expert.September is upon us. Cottages are closing, The Ex will be over soon, Summer BBQs coming to an end and Patio season in its last lap.
